Painted Between Floors
Office buildings in Columbus, Dublin, Westerville, New Albany, Powell, Polaris, Easton and across Central Ohio do not stop for paint. Conference rooms book back-to-back. Suites turn between leases on tight closeout calendars. HVAC pulls the same air across every floor, so VOC matters everywhere, not just where the brush is. PaintWerks is a licensed Ohio general contractor and commercial painting company painting Class A office towers, multi-tenant suites, executive floors, coworking, government leasebacks, law-firm buildouts and corporate headquarters without taking your tenants offline. We work nights, weekends and phased floors with low-VOC and zero-VOC products. Commercial work completed for Core Molding Technologies, Target, Easton Town Center tenants and Primrose Schools. BBB A+ rated, family-owned since 2016, fully insured, COIs in your inbox within 24 hours. Office buildings are one piece of what we do. PaintWerks runs commercial painting across Columbus, including commercial interior painting, retail and storefront painting and senior living communities.
Tenant Turns on Schedule
We staff to your move-in date, not ours. Vacant suite repaints from walkthrough to keys in 3 to 7 working days for a typical 1,500 to 3,000 sq ft tenant space. Drywall patches, scuff repair, full prime, two finish coats of Benjamin Moore Ultra Spec 500, and a final walkthrough with the property manager before the new tenant takes the keys. No second contractor, no rebidding, no schedule blowup between trades.
Most Painters Disappear at 5. We Start at 6.
Office buildings get painted on second shift, overnight, on weekends, and through holiday closures so your tenants never see a drop cloth during business hours. Low-odor and zero-VOC coatings on floors that stay occupied. Phased work zoned by floor, suite, or wing. Containment that comes down before the lights come on Monday morning. After-hours premium time is built into the bid up front. No surprise charges after the work is done.
Tenants Stay. Work Gets Done.
Tenant Buildouts and Suite Turnover
Vacant suite repaints turn in 3 to 7 working days for a 1,500 to 3,000 sq ft space. Drywall patching, scuff repair, prime, two finish coats, final walkthrough with the property manager before the new tenant takes keys. Plays well with the GC on a full tenant buildout.
Class A Multi-Tenant Towers
Lobbies, elevator vestibules, corridors and stairwells painted around occupied tenants. Containment installed at close of business, removed before badge-in. Scuff-resistant eggshell and pearl finishes that survive luggage carts, mail bins and movers. Commercial interior painting built for high-traffic common areas.
Executive Floors and Conference Rooms
C-suite reception, boardrooms, executive offices and branded conference suites. We pull and match corporate brand standards from style guides, vinyl samples or competitive spectro reads. Accent walls, brand reveals and premium finishes that stand up to the camera in your next investor deck.
Open Plan, Coworking and Daylit Office
Low-VOC and zero-VOC products like Benjamin Moore Natura and Ultra Spec 500 because HVAC pulls the same air across every floor. Weekend phased zones, dustless prep with HEPA vacs and zip walls. Tenants on the floor below smell nothing Monday morning.
Corporate HQ and Government Leasebacks
RFP cycles, sealed bids, vendor onboarding portals and corporate procurement. COIs naming the building owner as additional insured in your inbox within 24 hours. $5M umbrella, BBB A+ rated, family-owned since 2016. Named clients include Core Molding Technologies, Target and Primrose Schools.
Built for Occupied Buildings.
Low-Odor and Zero-VOC for Occupied Floors
HVAC shares air across every floor of a multi-tenant tower. We spec low-VOC and zero-VOC products so the tenant two floors down doesn't smell the work. Benjamin Moore Natura, Ultra Spec 500 and Sherwin-Williams ProMar 200 Zero-VOC on every occupied job.
After-Hours and Weekend Phasing
Second shift starts at 6. Overnight, weekends and holiday closures available. Containment goes up after close, comes down before the lights turn on Monday morning. After-hours premium time is built into the bid up front. No surprise line items on the invoice.
Branded Color Matching for Corporate Spaces
We pull corporate brand colors off your style guide, off a vinyl sample, off a printed letterhead or off a competitive spectro read. Accent walls, brand reveals and conference room corporate identity finished to the camera and the lighting designer.
Multi-Tenant Coordination and COIs
Property managers get COIs naming the building owner as additional insured within 24 hours. Loading dock schedules, freight elevator reservations and crew badging coordinated through your PM, not invented at the door. Commercial GC scheduling on every multi-trade job.
Dustless Prep and Containment
HEPA vac sanding, zip walls between suites, negative-pressure containment when the building calls for it. Plastic on the floor before the brush comes out, plastic up by close of business. Tenants and furniture stay clean.
High-Traffic Finishes for Common Areas
Scuff-resistant eggshell and pearl on lobby walls and corridor wainscoting. Elevator vestibules in low-sheen finishes that hide hand marks. Drywall finish levels matched to the sheen so the wall reads the same under every light.
Our Process
Every office project follows the same sequence so the property manager knows what to expect from first walkthrough to final punch. No skipped steps. No second contractor showing up to finish what we started.

Walkthrough and Estimate
We meet onsite with the PM or facilities lead, scope every suite, common area and surface, and sample finishes if the brand calls for it. COI delivered same week. Written bid with line-item pricing and after-hours premiums broken out. No deposit required.

Scheduling and COI Setup
Once approved, we lock the calendar around tenant occupancy and lease moves. COIs naming the building owner as additional insured filed before mobilization. Loading dock and freight elevator times booked through the PM. Crews badged through building security.

Phased Execution After Hours
Second shift, overnight, weekend or holiday closure. Containment installed at close of business, work performed under low-odor or zero-VOC product, surfaces cleaned and rooms reset before tenants badge in. PM gets a daily status from the lead.

Punch List and Sign-Off
Final walkthrough with the PM under working light, every surface checked for finish consistency, scuffs, missed spots and bleed-through. Punch addressed before the crew leaves the site. Invoice follows the signed walkthrough sheet, never before.

Office Building Painting FAQ
How much does office building painting cost in Columbus Ohio?
Office painting in Columbus runs $5 to $10 per square foot of floor area depending on scope, finish grade and how much of the work has to happen after hours. A vacant suite refresh on a tight tenant-turn timeline costs less than a Class A executive floor with branded color matching and premium scuff-resistant finishes. Exterior multi-story office work is priced separately and runs $1.50 to $4 per square foot. Here is a working range we have used on actual jobs across Columbus.
| Project Type | Avg. Cost Per Floor Sq Ft | Typical Scope |
|---|---|---|
| Suite Refresh (occupied or vacant) | $5.00 – $8.00 | Walls, trim, doors, scuff repair, prime + 2 finish coats, after-hours phased |
| Class A Multi-Tenant Common Areas | $6.00 – $9.00 | Lobbies, elevator vestibules, corridors, scuff-resistant eggshell/pearl, containment |
| Executive / Conference Suites | $7.00 – $10.00 | Branded color match, premium accent walls, lighting-checked finishes |
| Tenant Buildout (paint scope, post-framing) | $4.00 – $7.00 | New drywall, prime + finish, coordinated with GC schedule |
| Exterior (multi-story office) | $1.50 – $4.00 | Lift work, primer + 2 coats, weather-window scheduled |
Ranges assume Benjamin Moore Ultra Spec 500 or equivalent at standard sheens. Premium products, brand color matching, fire-rated coatings and heavy after-hours phasing add to the number. We scope every job onsite and put real numbers in writing before any work starts. See our full commercial painting menu for product specs and pricing across every space type.
How do you schedule painting in an occupied office building?
We work around tenant business hours, not against them. Second shift starts at 6, overnight crews run the deeper scopes and weekends handle floor-by-floor phasing. Containment goes up at close of business and comes down before badge-in Monday morning. The property manager gets a written schedule that covers every floor, every suite and every common area before we mobilize. Loading dock times, freight elevator reservations and crew badging all get coordinated through the PM. We work in zones small enough that the tenant next door doesn't notice. See our breakdown of commercial after-hours painting scheduling for how the phasing actually runs on a live building.
What products do you use in occupied office space for low odor and air quality?
HVAC pulls the same air across every floor of a multi-tenant tower, so VOC matters everywhere, not just where the brush is. We spec low-VOC and zero-VOC products on every occupied office job. Benjamin Moore Natura is zero-VOC and odor-free, which is what we run in healthcare adjacent suites and any building where tenants stay overnight, the same product set we use for medical facility painting. Ultra Spec 500 is our standard for high-traffic common areas because it hits the scuff-resistance bar and stays at sub-50 g/L VOC. Sherwin-Williams ProMar 200 Zero-VOC fills the same role when the spec calls for SW. We can also pull product data sheets and SDS for your tenant move-in package.
Can you turn a vacant suite between tenants on a tight timeline?
Yes. A 1,500 to 3,000 sq ft vacant suite goes from walkthrough to keys in 3 to 7 working days for a typical scope. That includes drywall patching, scuff repair, full prime, two finish coats and a final walkthrough with the property manager. We staff to your move-in date, not ours. If the suite needs more than paint, like demising wall changes or new ACT grid, we run it as a single buildout under one contract rather than handing you off between trades. See our Easton Town Center tenant buildout for what a full scope looks like.
Do you handle COIs and corporate vendor onboarding?
COIs naming the building owner and the property management company as additional insured arrive in your inbox within 24 hours of contract. We carry $5M umbrella coverage, general liability, workers comp and commercial auto. For corporate vendor onboarding portals like Avetta, ISN, Browz or building-specific platforms, we have W-9, COI, safety program and OSHA documentation ready to upload. Our office handles the paperwork side so your facilities team isn't chasing it. If you are putting a job out to bid, our commercial painting RFP guide covers the insurance, COI and procurement requirements we routinely meet for office buildings.
What is the difference between a tenant buildout and a suite refresh?
A tenant refresh is paint, patch and clean for an existing layout, usually between leases. We touch the walls, the trim and the doors, prime patches and put two finish coats on whatever the new tenant agreed to. A tenant buildout is bigger. New demising walls, framing changes, ACT replacement, flooring and final paint. We handle both as a licensed Ohio general contractor with in-house commercial drywall and framing, flooring and paint crews, which means one contract and one schedule instead of three trades pointing at each other.
Why hire a licensed general contractor for office painting instead of a single-trade painter?
Office work almost never stays inside a paint scope. Drywall gets opened to add a data drop, an ACT tile gets stained from a roof leak, framing shifts when a conference room gets split. A single-trade painter has to stop and call somebody. We carry the drywall, framing, flooring and ACT crews in-house, so a surprise on Monday gets handled by Tuesday under the same contract. PaintWerks is a licensed Ohio commercial general contractor since 2016 with a project list that includes Core Molding Technologies, Target, Easton Town Center and Primrose Schools.
Can you match our corporate brand colors?
Yes. We match corporate brand standards from a style guide, a vinyl sample, a printed letterhead or a competitive spectro read. Sherwin-Williams and Benjamin Moore both run color-matching for brand identity work, and we have done custom brand reveals on conference room accent walls, reception walls and elevator vestibules. Bring us the brand book and we will sample the wall in the actual lighting before the rollout. Brand color work falls under our commercial interior painting menu.
