LOCATION: 1313 Olentangy River Rd, Grandview area, Columbus, Ohio
PROJECT TYPE: Full interior finishing on a 20,000 sq ft Primrose Schools franchise location
TRADES: Commercial Drywall | Drywall Finishing (Level 5) | Commercial Interior Painting | Block Filling | Trim Replacement
Drywall, Trim, Block Filling & Full Paint Package
- Completed heavy drywall repairs across the entire space, including patching construction damage, skim-coating uneven surfaces, and restoring all walls to a smooth, commercial-grade finish ready for paint.
- Finished bathrooms to Level 5 for a uniform surface under critical lighting. No ridges, no joint shadows, no texture variation between taped joints and bare board.
- Sprayed CMU block walls with high-build block filler to seal porous surfaces and achieve a solid, consistent base for topcoat.
- Removed and replaced damaged interior trim throughout. All new trim was cut to fit on-site, secured, caulked, sanded, and prepped before coating.
- Sprayed all interior wood trim for a clean, factory-quality appearance with no brush marks or lap lines.
- Applied Benjamin Moore Scuff-X on walls and accent walls for long-term durability in a high-traffic childcare environment.
- Applied Benjamin Moore Command on all doors, frames, and high-wear surfaces for fast cure, hardness, and resistance to daily cleaning.
- Painted all interior walls, accent features, doors, and frames with clean cut lines and consistent coverage throughout the building.
- Protected mechanical equipment, ceiling grid, electrical work, and new materials during the entire finishing process.
- Completed full detailing and touch-ups in every room and corridor before turnover.
Corrective Work on a 20,000 SQ FT Commercial Buildout
- The project required significant corrective drywall work due to construction damage and inconsistencies left from earlier phases of the buildout. Walls that should have been ready for paint needed patching, skim coating, and in some areas full refinishing before we could start.
- Bathrooms required Level 5 drywall finishing to eliminate joint photographing and texture differences under the hard overhead lighting typical in commercial restrooms. Standard Level 4 would have shown every seam.
- Block walls required heavy spray application of high-build filler to achieve smooth, sealed surfaces before topcoating. Porous CMU absorbs paint unevenly without proper filler, and shortcuts here show up fast.
- Accent walls and door/frame coatings were applied per the designer’s color layout. Each color transition was taped, cut, and detailed to deliver clean lines between adjacent finishes.
Turnkey Commercial Interior Ready for Occupancy
PaintWerks was the last trade on-site to complete final detailing before handoff. All drywall repairs, Level 5 bathroom finishes, trim replacement, block filling, wall coatings, accent colors, and door/frame finishes were completed and touched up to deliver a clean, modern commercial interior ready for occupancy. The space was turned over ready for furniture, fixtures, and equipment with no punch list items remaining.

Commercial Painting & Drywall Questions
What is Level 5 drywall finish and when do you need it?
Level 5 is the highest grade of drywall finish. It involves a full skim coat over the entire surface after taping, mudding, and sanding. The result is a completely uniform wall with no visible joints, ridges, or texture variation. You need Level 5 in commercial spaces with critical lighting, gloss or semi-gloss paint, or areas where imperfections would be visible and unacceptable. Bathrooms, lobbies, and conference rooms with hard overhead lighting are common candidates. Standard Level 4 is fine for most walls, but under the wrong lighting it shows every seam.
What paint do you use for high-traffic commercial spaces?
For walls in high-traffic environments like schools, retail, and offices, we use Benjamin Moore Scuff-X. It is specifically formulated to resist scuffing, scrubbing, and daily wear without burnishing. For doors, frames, and high-touch surfaces, we use Benjamin Moore Command or catalyzed coatings that cure harder and resist cleaning chemicals. Product selection depends on the surface, the traffic it will see, and the maintenance schedule the facility follows. We match the coating to the conditions, not the other way around. Can you work around our business operations?
Yes. We schedule commercial painting and finishing work around your operations. Nights, weekends, phased scheduling by floor or wing, or full building access during shutdowns. We coordinate directly with property managers, building maintenance, and other trades on site. For new construction and tenant buildouts like this Primrose project, we sequence our work around the other trades to stay on the critical path and avoid delays. Call 614-582-4227 to discuss your project timeline.
