LOCATION: Worthington, Ohio
PROJECT TYPE: Full exterior rebuild after discovering severe water damage and rotted framing behind old siding. What started as a siding job turned into a structural restoration. New framing, insulation, plywood sheathing, Tyvek, Jeld-Wen windows and doors, aluminum soffit, and LP SmartSide board and batten siding.
TRADES: General Contractor | Framing | LP SmartSide Siding | Exterior Painting | Window & Door Installation | Insulation
Structural Framing, New Windows & Full LP SmartSide Exterior
- Removed existing siding and discovered walls with no sheathing, saturated insulation, and sections of framing that had rotted and begun to cave inward from years of water intrusion.
- Removed and replaced damaged wall framing to restore structural stability throughout the affected areas.
- Installed new insulation and Plytanium plywood sheathing to bring the wall assembly up to modern building standards.
- Wrapped the entire exterior in Tyvek housewrap for a continuous weather-resistant barrier before any cladding was installed.
- Removed old windows and doors and installed new Jeld-Wen Premium units, properly flashed and sealed at every opening.
- Installed new aluminum soffit for proper attic ventilation and a clean fascia line.
- Installed LP SmartSide vertical board and batten siding across the full exterior for a clean, modern profile.
- Caulked all seams, joints, and transitions, then completed a full exterior paint job for a finished, weather-tight result.
What We Found Behind the Old Siding
- This project started as a straightforward siding replacement. Once the old siding was removed, the true condition of the wall assembly was exposed. There was no sheathing behind the original cladding, the insulation was destroyed, and sections of framing had rotted through.
- In some areas, the walls had started to bow inward due to long-term water damage and the lack of structural sheathing. These sections required full framing replacement before any new material could be installed.
- LP SmartSide board and batten was selected for its engineered durability, resistance to moisture and rot, and the clean vertical profile it provides. The material is treated with SmartGuard for long-term protection against fungal decay and termites.
- The scope expanded significantly from the original estimate, but PaintWerks managed the full project under a single contract from structural framing through final paint.

Siding & Exterior Rebuild Questions
How do I know if the framing behind my siding is damaged?
Visible signs include siding that feels soft when pressed, walls that appear to bow or ripple, persistent moisture or mildew smell near exterior walls, and interior drywall cracks that keep coming back after repair. The only way to confirm is removing a section of siding and inspecting the sheathing and framing behind it. On this Worthington project, the damage was not visible from the outside until the old siding came off. As a licensed general contractor, PaintWerks can assess your exterior and determine whether a repaint or a full rebuild is the right call.
What is LP SmartSide and why choose it over vinyl or Hardie Board?
LP SmartSide is an engineered wood siding treated with SmartGuard for protection against fungal decay, termites, and moisture. It offers a real wood look and feel that vinyl cannot match, at a lower price point than Hardie Board. It holds paint well, cuts and installs like wood, and comes in lap, panel, and board and batten profiles. For this Worthington project, the vertical board and batten profile gave the home a clean, modern look while providing long-term durability.
What happens when a siding job turns into a bigger project?
It happens more often than people expect, especially on older homes in Central Ohio. Once old siding comes off, hidden water damage, missing sheathing, or rotted framing can change the entire scope. Most siding contractors are not equipped to handle structural framing, insulation, or window replacement. That is where a licensed general contractor makes the difference. PaintWerks managed this Worthington project from framing through final paint under one contract, so the homeowner did not have to find and coordinate separate trades when the scope expanded.
