Our Process
Finishing is where most drywall jobs go wrong. Rushing it leads to visible seams, uneven surfaces, and problems that show up under paint. Every shortcut becomes somebody else’s headache down the line. Here’s how we approach each level to make sure walls are actually ready for what comes next.

Level 1 (Fire Tape)
Level 1 is the most basic finish—tape embedded in mud at all joints and interior angles. That's it. No second coat, no smoothing, no sanding. Tool marks and ridges are normal at this stage. This level is used in areas that won't be seen—above ceilings, inside plenums, in attics, or anywhere code just requires a fire barrier. It's not pretty, but it's not supposed to be. The point is fire resistance and smoke containment, not appearance. If your space needs more than that, you're looking at Level 2 or higher.

Level 2 (Garage / Warehouse Finish)
Level 2 adds a second coat over all joints, fasteners, and accessories—including corner bead. This is where paper-faced metal corner bead gets installed and coated. We apply it with all-purpose mud, not spray adhesive, because glue fails over time and mud holds permanently. After second coat, surfaces are smoother but still show tool marks and may have some ridges. Level 2 is common in garages, warehouses, mechanical rooms, and areas that get covered by tile or heavy texture. It's a working finish—functional, not decorative.

Level 3 (Heavy Texture Ready)
Level 3 means all joints, fasteners, and corner bead get a third coat. Surfaces are smoother than Level 2, but tool marks and ridges may still be visible under certain lighting. This level is designed for heavy-texture applications—splatter, knockdown, or heavy orange peel—where the texture hides minor imperfections. If you're going with a lighter texture, Level 3 won't cut it. The texture has to be heavy enough to mask what's underneath. We use this in commercial spaces, non-customer-facing areas, and projects where heavy texture is part of the spec.

Level 4 (Standard Paint-Ready)
Level 4 is the standard for most commercial and residential spaces. All joints, fasteners, and accessories get additional coats with wider feathering, typically three to four passes depending on the joint. Surfaces are smooth enough for flat, matte, or eggshell paints and light textures. According to GA-214 (Gypsum Association Recommended Levels of Gypsum Board Finish), Level 4 may still show joint photographing or texture variation under critical lighting. If the lighting is harsh or the paint is semi-gloss or higher, Level 5 is the right call.

Level 5 (Smooth / Critical Lighting)
Level 5 is as good as drywall gets. After all joints and fasteners are finished to Level 4 standards, the entire surface gets a skim coat of joint compound or specialty finish. This eliminates texture variation between the drywall paper and the mudded joints so the whole wall looks uniform. GA-214 recommends Level 5 for gloss or semi-gloss paint, areas with critical lighting, or any space where appearance is the priority. Think lobbies, showrooms, executive offices, high-end residential. It takes more time and costs more, but there's no other way to get a truly smooth wall that holds up under any light.
